1. The Guest is strictly prohibited from transferring, assigning, or delegating this contract to any other parties. Additionally, the guest cannot sublet the apartment, lend equipment, or introduce additional occupants without the explicit approval of the Host.
2. Replacement charges for lost or stolen apartment keys stand at 500 NIS per key and 500 NIS per building access fob (in case you have these in your unit). The issuance of new fob is subject to building management approval, underscoring the importance of their safekeeping.
3. Should the Guest leave the unit before the contracted period concludes, they are liable for full rent until the end of the term. Until the contract term concludes, the guest is ineligible to receive any rent payments from Host as previously approved.
4. The Guest pledges to maintain the apartment and its equipment in impeccable condition and promptly notify Host of any flaws or issues. Should flaws arise due to unreasonable use, the Guest shall bear the cost of repairs upon Host's request, immediately after rectification. The guest agrees not to drill holes or affix items to unit walls.
5. The Guest agrees not to affix signs or names to the apartment entrance door.
6. The guest commits not to engage handyman services.
7. The Host commits to addressing damages or faults during the rental period, responding to guest requests in a timely manner. The Host retains the discretion to assess the necessity of repairs and may postpone them to a suitable time.
8. Both parties affirm that the Guest's renter's insurance does not cover the Guest's private property.
9. The Guest pledges to grant the Host or its representative access to the unit during reasonable hours, preferably with advance notice, for monitoring, repairs, maintenance, or showings.
10. Upon lease termination, the guest is obligated to vacate the property and return it to Host in the same pristine condition received.
11. Failure to vacate the unit at lease end will incur a daily rent fee payable to the Host.
12. Access to the pool may be subject to building management rules. The pool is closed during the winter season (October to April). Hosting more guests than agreed is strictly prohibited.
13. Smoking within the property is strictly prohibited, with a penalty of $500. Smoking is only permitted in designated balcony areas.
14. Hosting events or parties is strictly prohibited, subject to a $1,000 fine.
15. Noise must be maintained at a minimum level, and parties are strictly forbidden both within the apartment and common building areas.
16. Use of the internet for illegal activities is prohibited.
17. Pets or animals are not allowed within the apartment or common areas, subject to a $1,000 fine.
18. Congregating in communal building areas is prohibited.
19. The main entrance door must always be securely closed.
20. If a parking space is rented, guests are requested to park in the assigned area.
21. We absolve ourselves of responsibility in case of stolen valuables or burglary within the apartment.
22. The Host will not assume liability for any direct or indirect damages resulting from Guest misuse.
23. The usage of the gym by the guest is outside Host's responsibility. The Guest affirms their health and personal responsibility for using the gym within the building.
24. In the event of Guest contract violations or time overruns, the Host or its representative holds the right to void the contract and demand immediate vacation of the unit.
25. The parties mutually agree that this agreement and its provisions shall be governed by Israeli Law. Disputes shall fall under the exclusive jurisdiction of Tel-Aviv courts. The parties waive any claims of lack of personal jurisdiction, improper venue, or inconvenient forum in such legal actions.
